your connection speed depends on your distance from your street cabinet so people streets away are maybe connected a different cabinet to you and also nearer to their cabinet than you are to yours this graph explains drop in speed over distance from street cabinet - NOT exchange

Can someone with much more knowledgable that me help with a query I have.

I’ve been a BT customer for over 3 years. Pay for BT fibre 1 with advertised download speeds for my address 12-22MB

guaranteed speed is 9MB
On a wired connection speed test we consistently get 9MB there or thereabouts.
we are 0.49miles from the road exchange

since lockdown and WFH its become clear this speed just isn’t cutting it.

in curiousty, if I enter an address a few roads away 0.56miles from the same exchange fibre 1 is advertised as 49-50mb download speeds with a stay fast guarantee of 46mb.

why would the speeds vary so dramatically a short distance away? And is there anything I can do to improve our speeds.

full disclosure, other providers will also only offer us a 9MB guarantee

you must be very close to the exchange but long way from your street cabinet as your old adsl connection speed is virtually as good as the fibre connection

in order for the forum members to help please can you post the stats from your router (if hub enter 192.168.1.254 in your browser) and if HH5 then go to troubleshooting then helpdesk and if HH6/SH2 then advanced settings then technical log information .
are you using the master socket? have you tried using the test socket with a filter to see if that improves speed by eliminating internal wiring
