Constant lag spikes with good ping and high speeds

I've had BT for about a month now at first it was literally unusable on my computer then i given the idea to use the BT extender disc and plug the ethernet from that into my computer for the first 3 days or so it was absolutely fine but now again download speeds are extremely inconsistent and lag keeps huge lag spikes that last for 3 seconds rendering any multiplayer game unplayable for 3 seconds and this happens every 30 seconds or so. I had Virgin Media before the BT and it never lagged and that was with 30 ping 200 download 36 upload so i really don't know :|.

Ping plotters results too.

The upload is almost always at 100 but the download at its best it usually around 500 but goes to around 200 - 300 most of the time.

I have had the same issue for 6 or 7 weeks now and BT have not been able to resolve the issue, it's driving me crazy. I have had 4 engineer visits but still not resolved. I think the only solution not used is to replace the line between the bt box and the wire coming in to the property but BT are putting up a fight to agree to do this.
