Unstable high latency problems

Over this past few weeks I have been suffering high latency problems. My ping seems to vary anything from 43ms to 900ms.

Now during online gaming which is near impossible to get the connection sort of playable I have to keep doing speedtests on my phone which will leave the game playable for approx 45seconds. 

The console is a xboxone i have tried it wired via homeplugs and wireless same result for both.

Now today I spoke to bt and they reset my broadband. Now i know this will take a while to stabilise but it was really bad this evening. Hub 3 results below. Are the noise margins for up too high?

I should have also said my hub 3 router is conected to an openreach socket via a cat6 cable. I have also done a quiet line test and it seems fine.

any help on solving this matter will be appreciated.

please post a tracert to bbc.co.uk also I would suggest a wired connection as both home plugs an wireless can suffer from latency issues

Thank you John46 for your reply. Unfortunately I can't run a direct wired connection from my router to the console due to were each is situated.

Now to do the tracert to bbc.co.uk am I correct in saying that I do that via the command prompt on my laptop/desktop?

As you can tell by that question that I have never done it before but I will do that tomorrow afternoon and post the results here.

I have been using the homeplug set up now for a few years and never had these lag issues as bad until this past few weeks. I have tried changing the hub and I have also tried a different xbox one as well to take them out of the equation.

yes that is correct you need to run it when your latency is bad home plugs are not home plugs and wireless are not really the most reliable as external interference can cause problems direct Ethernet is always the best

John46 here are 3 different tracert results from bbc.co.uk all 3 tests were carried out today between 16:40 and 17:50 it hopefully should give you some idea to whats happening

The results suggest your homeplugs / wireless connection is the possible problem the only suggestion I can make is try an Ethernet connection and see if the problem clears

those tests were all done with the laptop hard wired directly to the router. everything else was disconnected during the test including the homeplugs. at the moment i am usning the comand prompt ping 8.8.8.8 -t to get constant ping results and they do vary a lot
