This makes it look as if those are the speeds I should be getting... If that's the case why has BT got my expected speeds between 32-41??

It’s irrelevant, take no notice of it. You’re not getting the speed you should be.

OK, @Littlepace, I've now seen this, your other, thread & it does appear you have a low sync issue. The estimates you were given by BT are those of a Clean line but you actually seem to be getting sync speeds in the Impacted line range.

 

When you did the BT Broadband Availability Checker what did it say at the foot of the table about Premise environment?
