I have a set of Orbi Pro 6000 units. So I don't want to just ditch this setup.
Is there a way where I can just use the Smart Hub 2 just a modem?

No, it doesn't have a modem only mode. Are you getting G.Fast or FTTP? If you are getting FTTP the ONT is the modem. If G.Fast, your choice of standalone modems is very limited.
I believe it's going to be G.Fast considering we still can't get FTTP.
You have 3 choices.
1. Buy a standalone G.Fast modem, ditch the hub and use the Orbi for routing and WiFi.
2. Disable DHCP and WiFi on the hub and connect the Hub LAN port to Orbi WAN port and use the Orbi for routing and WiFi and accept you will be double natting.
3. Disable WiFi on the hub and connect the Hub LAN port to the Orbi LAN port and just use the Orbi for WiFi and the Hub for routing.
There are some available on Ebay but sometimes go for silly money.
A quick look shows one at £200, the same seller has one at £50 and has averaged £55 for a few over the last 6 months.
