I did the dsl checker using my current phone number. I just meant that the phone number has stayed the same at both properties, so I can't show a comparison to my old house.
I know I used to get faster speeds at the previous property because you could tell it was obviously faster, and when the BT app speed checker used to work it always showed me speed of 60+.
can you check MYBT and see which package you are on as it appears it may be 'Essential' which would explain the speed of 40/10mb and not nearer the 64mb attainable speed of superfast 2

Do you have BT TV as well by any chance - only asking as in the past there was a problem when people recontracted they were put on a 40/10 profile in error.
I would phone options team 0800800030 and get them to sort out your package someone has put you on wrong package
No, we have Sky Q for TV. And incidentally, its downloading stuff on Sky Q where we mostly notice how slow the broadband is.
I think I did question the drop in speeds when I called up about moving house in July, and I think they told me that 32 was the maximum available in this road. But is that at odds with what my hub stats and the other screenshots are saying?

Do I tell them I'm on Superfast Fibre and that I'm not getting the correct speeds.
Or that I shouldn't be on Superfast Fibre if the area can't support it, and that I need to move to something else?

Your line is capable of 60M but is being artificially capped at 40M due to wrong package being provisioned. You should be provisioned as Superfast fibre but have been incorrectly provisioned as essentials.
