Bad latency but have advertised speeds

it's been a couple months now that this is happening. While playing games I'm experiencing really bad latency and ping spikes from time to time. I tested my WIFI and see that I got my advertised speeds. I tried everything I can think off but so far none worked. I have an ethernet plugged in to and it was working fine a couple months ago. So I don't know what's wrong.  I have tried to contact BT more then once but they can't seem to find a problem. Can anyone please help or know what's going on?

Hi @GrahamFancutt, welcome to the forum and sorry that you are experiencing a problem with ping spikes when gaming. 

Are you using the BT Hub? If not please connect it up and check the ping.
Please connect your gaming device directly to the Hub with an Ethernet cable and ensure you have no powerline adapters or ethernet switches connected. What ms are you seeing on the ping spikes?
