FTTP Ethernet Speed Slow

We have recently moved into a house that has FTTP internet which has ethernet ports wired throughout the house.

We have a smart hub 2 and when we plug the ethernet into the correct port, our internet speed sky rockets but it doesn't maintain that speed.  It'll stay around 600MB for a minute then go back down to under 100.

Does anyone know why this is?

Have you tried connecting directly to the hub to rule out problems with your internal wiring?

Have you tried a direct PPPoE connection from a PC/Laptop to the ONT to rule out problems with the Hub?

I connected to the hub and the same thing happened, do you think the issue is internal wiring then?

Not if you get the same problem when connected directly to the hub, you have eliminated your internal wiring.

Try a direct connection to the ONT, have a look here if you are unsure how to do that. Username is bthomehub@btbroadband.com and password BT.

Thanks, tried that and it failed with error 651.  Does that mean it is the hub?

If you follow @licquorice 's instructions you do not connect to the hub, you connect the PC directly to the Openreach ONT (box on wall).
