After contacting OpenReach a few months ago i was advised that FTTP would be available come the end of January 2022 as Hemel Hempstead is in their rollout plan.
I have seen numerous works going on to the poles in the area, and even to the poles 50m-75m from my house.
I contacted Openreach again to confirm when i can order and i have been told my area has been pulled as it is too complex.
The only thing i can think of is that they are not doing ducted roads like mine. We are a small cul-de-sac of 14 houses.
At either side to the exit of our road there are BT poles that according to the FTTP checker are able to provide FTTP to the houses. Yet our road is too complex?!
They have however advised that in can get FTTP on Demand!!! So it clearly isn't an issue about complexity it is about cost!!!
Is this common practice for BT to not provide FTTP to ducted houses?

No, it is not common practice for Openreach not to provide FTTP to ducted properties.
this has nothing to do with BT Retail so forum cannot help. This is a decision by openreach and you can try
