Broadband speed is great but it takes forever to actually load anything

Hi All, wondering if anyone has any advice. We've had BT internet for about 2 weeks now, no problems setting up. If I test the speed on any device it comes to around 25mbps. The problem is even though the speed is fast, 80% of the time it is unusable. It loads the initial part of a webpage no problem, for example it will load the amazon logo and the general outline of the page, but it will then take 4 or 5 minuets to populate the rest of the text or images on the page. This is the same across all devices that use a browser. The alexa's just dont work, they show as loading for a bit and then give up. We have a roku tv stick that takes about 20 minutes to get to the point of actually streaming (it then maintains the stream no problem).

Im at a bit of a loss on what to do and wondered if anyone has any ideas on what this is or how I can approach fixing it

Re: Broadband speed is great but it takes forever to actually load anything

in order for the forum members to help please can you post the stats from your router (if hub enter 192.168.1.254 in your browser) and if  HH5 then go to troubleshooting then helpdesk and if HH6/SH2 then advanced settings then technical log information .

Have you tried the quiet line test? - dial 17070 option 2 - should hear nothing - best done with a corded phone. if cordless phone you may hear a 'dull hum' which is normal

enter your phone number and post results  remember to delete number   https://www.broadbandchecker.btwholesale.com/#/ADSL

Someone may then be able to offer help/assistance/suggestions to your problem

The premise/line is associated with exchange which is NOT part of current fibre priority programme.

The premise/line is associated with exchange where WLR is not withdrawn.

The premise/line is associated with exchange where SOADSL service is restricted.

FTTP is not available.

For all ADSL and WBC Fibre to the Cabinet (VDSL or G.fast) services, the stable line rate will be determined during the first 10 days of service usage.

Actual speeds experienced by end users and quoted by CPs will be lower due to a number of factors within and external to BT's network, Communication Providers' networks and within customer premises.

The Stop Sale date for IPstream is from 31 Oct 2012. The Formal Retirement date for IPstream is from 30 Jun 2014.

Any help is appreciated greatly.
