BT Smart Hub 2

Been having issue with Internet cionnection dropping below the guarantee of 26Mbps  im on a FTTC  approx 1.1K from my house

Openreach Engineer visit and showed me that the Download speed as per there test meter was actually 35Mbps. Removed the RJ-11 plug from the hub and connected to the test meter and line speed was just about 35Mbps however when I reconnect to the hub carry out a speed test with the hub connected to my PC via Cat 5 the line speed reports  is approx 24Mbps...is anyone aware of a restrictioin due to a setting in the Hub or offer another suggestion

What speed does the hub report? Advanced settings > technical log > information

Sync speed will always be higher than download speed due to protocol overheads.

This is the line speed that is listed
Data rate:7.04 Mbps / 26.656 Mbps
Maximum data rate:7.409 Mbps / 26.568 Mbps
I understand the sync speed will always be greater but the
Engineer 's line tester was showing 35Mbps with a few Mb[s loss over the cables / router why the big variation

in order for the forum members to help please can you post the stats from your router (if hub enter 192.168.1.254 in your browser) and if  HH5 then go to troubleshooting then helpdesk and if HH6/SH2 then advanced settings then technical log information . 

Have you tried the quiet line test? - dial 17070 option 2 - should hear nothing - best done with a corded phone. if cordless phone you may hear a 'dull hum' which is normal
