Hi

 

i did check the address with the uprn for the property in question.  The screenshot about an upgrade in 2017 is for a different postcode up there road so won’t impact me.

4g reception is ok so maybe 4g home hubs are needed if we’re to get that house

The postcode is based on the site of the cabinet. Possibly a best guess. You don't need a UPRN for an address check.

The 4g hubs are not unlimited (as far as I know) and with kids and your working from home, I think not.

The fact that FTTPod ( fibre to the premises on demand ) suggests that your ‘cab’ is fibre enabled but you are too far away from it to benefit , hence only being offered ADSL , and presumably you are quite some way away from the exchange given the speed prediction.
Depending on how deep your pockets are, and by using another ISP that offers FTTPod ( BT Consumer don’t offer that particular OR product ) you could explore that , but estimates of 20-30K are not uncommon.
If it’s only a property under consideration and faster broadband essential, then perhaps it’s not the property for you.
