You can do what you like with the hub, but you can't turn it into a modem, it will still be routing and natting and will be a bodge.

Then a modem is the next route, it’s not hard to do and not overly expensive. But I would go that route any day over a non support router.

DMZ should also bypass the NAT, it should give a open connection to the outside world.
