Which speed to trust?

Hello, I have been trying to see if I can get my own broadband because I like to tinker about with settings and servers. Since I still live with my parents and they are using Virgin Media, I have to be on different isp.

When I go to check what speed I can get Openreach tells me I can get up to 80mbps, on the BT website it says my neighbour (Semi-detached house) can get 72mbps fibre 2 but I can only get a maximum of 32mbps fibre essentials?
All other isp's in my area say the exact same thing (except vm which can go up to M500).

Would I really only get 32mbps?

if your neighbour is a BT customer and you know their phone number then if you enter in this link it will give you an idea of likely speed you can get if you are next door
