BT fibre on a new build

I'm currently in a 2 year contract for BT Internet. I'm moving to a new build which has been pre-supplied with a Hyperoptic fibre router. I'm told by the developer they have an exclusive contract with Hyperoptic and other providers cannot be used.

I contacted BT who told me there is no infra-structure to the property for them to supply my internet for which I was expecting a termination without penalty.  But I'm told an engineer can come and run a cable to the property so I have this booked in.  I'm hoping I won't be wasting 2 weeks of time without internet only to have an engineer turn up and tell me he's not allowed to dig up roads and footpaths on what is still a developers site. Anyone have any experience of this?

Try raising (but not completing) an order with another Openreach based provider like Sky , if they can’t offer service ,  and given what the developer says this is most likely to be the case ,  it’s Hyperoptic or no landline style broadband.


TBH  if there is no OR infrastructure, it shouldn’t be possible to raise an order in the first place , unless these new builds are not on a greenfield type site , but brownfield or old buildings refurbished to new build , then the old infrastructure may still appear to be available, but that’s very unlikely.

I'm not able to order with any company, it just says there is a problem with this location. Also just checked openreach website which says "Right now this property can’t access Full Fibre on our network and is in an area where we currently don’t have any major plans to build.", so I'm curious how BT have managed to process my order ans what will happen when they turn up, or is this some delay tactic to keep me in contract.

I suspect that when your order is passed to openreach that it will be cancelled as openreach has no access to your property

It may be that because BT as the USO provider (universal service obligation) can’t simply say ‘No’ to unmatched addresses applications ( like every other provider can )  , they may have to at least ‘have a look’ to see if/how service can be delivered .

BT historically have a method to take orders for ‘unmatched’ addresses (categorised as Gold ,  Silver,  Bronze) and as stated , ultimately it’s Openreach that are responsible for delivery, if the developer has done a sweetheart deal with someone other than OR , then clearly the USO doesn’t apply.

As stated BT may take your order , Openreach then cancel it.

Turns out that after calling BT back and them listening to the phone call it was all made up and no order had been  placed and indeed they are unable to supply to this area.. lucky I checked!
