@rbz5416 yes agreed, but as the OP is looking for a higher speed, I figured he wouldn't be deliberately ordering fibre essentials and I didn't want to muddy the waters by mentioning it.

I'm taking the OP's posts to date to mean that as in the example I posted from a neighbour, who is currently receiving a higher speed, Essentials is all that's being offered based on duff data.

 This is the package I have but it was bought in a flat that could get up to 70mbps so I don't know if that changes anything

If I wasn't transferring over a contract I was already on, the only option available would be Essentials. 

When you say banded to a lower rate do you mean in the sense that they would cap and limit it or in the sense that they'll show lower when you're looking online?

So do you have a fibre essentials package which you are taking with you rather than a higher speed package?

Home essentials F2 is the 80Mb version of Essentials , so if the immediate neighbours ( and by that the neighbours either side ) get better than 32-36Mb ( assuming they are on F1 or F2 , 55Mb or 80Mb profiles ) then so will you , if you don’t the router stats will show a problem…as stated there really isn’t anything more to be said until you move in , connect your router , and check the router statistics, if there is a large gap between the max attainable speed and the actual sync speed then there probably is a problem but you won’t know until then , so until then relax and if necessary post back once you have actual data .
