My connection is variable - at best 20Mb - at worst less than 7Mb [download] - upload make a snail look fast. I currently have a direct landline to eanble voice in a power cut.

700M from the cabinet with a good line should give about 30M-40M. If you have an aluminium cable, it could be anything.

@OBOBE then you would need to provide power backup to the BT Smart Hub 2, a 12V supply is all that is needed.
Its not clear whether you have an ADSL or a VDSL connection as the speeds you quoted could be either, as ADSL can deliver up to 20Mbs.
If you are that close to the cabinet, then I would expect a much faster VDSL connection than 20Mbs unless you have a poor quality local cable.

Does the Vigor give the modulation type in the management page? If so, what is it?
WOA you are getting me 'off piste' I can find not ref to a management page or modulation type. in h equick start guide - sorry.
How do you know what connection speed you are getting if you can't access the stats page in the Vigor?
