Success!! I reorganised and removed everything else not associated with the hub and phone electrical cables and it has paired and worked.

Thank you for your help and patience.  It is the first time I have had a working landline in years and BT said in October that the new smart hubs fix the problem as it is a digital line.  The sound is good and it works.
