Third Party Modem / Router - Download speeds decimated but upload speed normal

I have tried to swap out the BT residential Smart hub 2 with a Zyxel VMG1312-T20B Modem in Bridge mode and a TP-Link AX3000 Router ( also tried using the Zyxel as the Modem + Router to same result ) but when I do my download speed is reduced from ~38Mbps to ~1Mbps yet my upload speed is normal ( 9 Mbps )

Can't tell where I am going wrong here I have a FTTC line and ethernet cabled from router to PC, VLAN ID is set to 101, PPPoE creds is bthomehub@btinternet.com / BT, RJ11 cable going from the master socket 5c to modem

 

For simplicity sakes I tried disconnecting the TP-Link router and using the Zyxel as both Modem + Router

Strangely from the Zyxel Web GUI I can see expected speeds showing up on the DSL input line:

Anything different I could try here setup wise? as soon as I reconnect Smart Hub I get back the usual speeds ( 38 Down / 9 Up )

your router stats shows bthomehub@btinternet.com not btbroadband .com

Sorry In my haste to recreate the settings after a factory reset in order to make this post I mistyped this field.

Originally and currently I have set the username to bthomehub@btbroadband .com
