Should also probably add; i got fed up and used a WiFi adapter; it started out fine at the full 60Mbps, but then when i checked back later? It was back to the 20-30 that i'm experiencing now, with the ethernet unplugged! absolutely baffled.
If you get the same result using both Wi-Fi extenders and Powerline Converters then either the hub is faulty or playing up (try a factory reset either from the pinhole at the back or from the hub manager) or you have some kind of electro magnetic interference going on (maybe a loose wire in a socket on the ring main or a faulty RCD)
