New connection

Hi everyone,

I'm hoping someone can point me in the right direction.

I've recently moved into a cottage that's part of an old hall. Our cottage is the only one that's been renovated and occupied so far. The cottages opposite us all have broadband, but ours has no BT/Openreach socket or wiring at all.

We've already had two Openreach engineer appointments, but they both left without installing anything, and we still don't have any internet. Nobody has been able to tell us exactly what the issue is or what needs to happen next.

Since the neighbouring cottages have broadband, I'm assuming it should be possible for us too. Does anyone know who I need to speak to or what the next steps are? Is this something Openreach needs to resolve, or is there something the property owner or developer needs to arrange first?

Has anyone been in a similar situation or have any advice on how to get this sorted?

You probably need to ask the developer what provision they made as far as broadband was concerned and  in a similar ‘ utility’ vein , does this property have its own gas and electric consumer unit (gas is optional not every address has  mains gas ) ,its own metered water supply etc , if it doesn’t then its not really  a standalone, independent single address but simply an addition to the main residence and there is no obligation to provide any utilities into it .

If this ‘cottage’ never had its own appearance on the Royal Mail postcode website previously, does it have that now ?  , is it registered for its own council tax , does it have its own  letter box etc , if not , it’s effectively still just a part of the ‘Hall’ , basically you need to confirm with the developer as well as registering the property with the appropriate authorities correctly ,  they also advised Openreach and entered into an arrangement for installation of OR network  , that’s if it were Openreach they wanted to use for broadband, there are many other networks available so perhaps the developers intention was to use someone else .

Hi, thanks for taking the time to reply.

The cottage has been fully split from the main Hall and is a separate property. It has its own Royal Mail address and postcode, its own council tax account, its own electricity supply and meter, and its own letterbox. It’s all electric (no mains gas), and the water supply is also being separated as part of the development.

The only issue seems to be broadband. I ordered BT  Fibre, but when the Openreach engineer visited they said there isn’t currently a route into the property, so it looks like it may need either a new underground duct or an overhead cable to connect it. I can actually see the grey Openreach fibre boxes outside the neighbouring cottages, so the network appears to be very close.

In the meantime, I’ve ordered a mobile broadband connection and I’m hoping that’ll work as a temporary solution while I get to the bottom of the Openreach situation.

I’ll also speak to the developer to see what provision, if any, was made for broadband.

If your address appears on the Royal Mail site , it may appear here , (TBH , it probably does , otherwise you couldn’t raise an order , ) 

Does it show WBC FTTP , or just copper based products (SoGEA for  example)  , snip and post the entire return if you want an explanation of what’s shown.

If FTTP is available very close by , it’s possible that when your general area was surveyed etc your address wasn’t existing so no capacity was provided for it , which could require incremental build to pick your address up , you can also fill in this formwize, there is a  section along the lines of ‘my neighbours can get FTTP but I can’t ,filling this in only worth doing if the BTw checker doesn’t show WBC FTTP .
