I have found the answer. There was another router connected to the BT hub. It was in the garage behind a cabinet. Apparently put there by the daughters partner to improve wifi in the garage!!! Anyway, it was interfering with the ip addresses created by the hub and creating new ones which caused linking problems. Once I removed this rogue router, everything back to normal. Phew. Thank you for all your help.
